We are in Austin, Texas! One of the hottest places to be in! Real estate are affected locally so despite the declining market with the rest of the country, our market is still good!
With interest rates still historically low, now is the best time to buy! Back in the '80's, believe it or not, interest rates were 18% and higher. Today, rates are below 7%. Evidently, this is a good rate! I do want to forewarn buyers that rates have gone up and will continue to go up. As such, now is the best time to buy.
Federal Housing is assisting sellers and buyers to make this market the opportune time to buy and sell. They have issued a new law whereby first time home buyers can get up to $7500 tax credit, provided that buyers purchase their owner-occupied home between April 9, 2008 to July 1, 2009. (http://www.federalhousingtaxcredit.com/faq.php). In addition to this change, down payment assistance may be going away beginning October 1, 2008. It is more important to act now than to wait when these changes occur. Who knows what October will provide? Down payment monies may be depleted by October since many buyers are now acting to utilize these funds. So, don't wait too long!
As for sellers, ask me how this down payment assistance will assist you with the sale of your home. Moreover, ask me about the services that I will provide with marketing your home. I would be happy to provide consultation to you for free and even include home warranty during the term of the listing agreement.
As for investors, ask me how you can save monies with your investment. Not many realtors know about the tax-saving benefits so contact me today and I'll share the info with you.
Thank you for allowing me to represent you as buyers, investors, and sellers. Remember, only hire the skilled, professional, expert and customer service-oriented REALTOR.
I know that some of you are still speculative of this market. To confirm that our market is strong, here is an article posted on MSN regarding "cities that make sense to buy."
